The CIOB Contract for Complex Projects
Following on from the successful launch of the The Complex Projects Contract in May 2013, we are pleased to announce this is now available.
The Contract consists of:
1- Contract Agreement (Download here)
This document is 8 pages long. It contains details of the Project, the Parties and those consultants appointed to various positions by the Employer. It also sets out the Contract Documents and the Contract Sum. It contains the specified Law of the Contract and the format for exaction as a Deed under English Law. It is available in soft copy so that it can be completed with the specific contract details and the appropriate Law of the Contract before printing. If a different form of execution is intended from that provided, the execution pages can be substituted with others.
2- Conditions of Contract (Hard copy only available from the CIOBstore.com)
This document is 83 pages long. It contains the standard terms and conditions under which the Works are to be carried out and the duties of the parties and various participants. It must be read in conjunction with Document 3, the Appendices.
3- Appendices to the Conditions of Contract (Hard copy only available from the CIOBstore.com)
4- The User Notes (Hard copy only available from the CIOBstore.com)
This document contains 81 pages of text, a fold out time-line and 12 fold-out flow charts describing various procedures under the Contract. It contains

The general index contains 46 pages of cross-references. It is the index to all Documents 1-4 and is only available in electronic format for download. Once downloaded, it can be printed or held on computer for electronic searching, as desired.
How they work together…
The User Notes and the General Index are applicable to all projects and, as they are not Contract Documents, only one copy of each is needed for reference purposes.
The Appendices and Agreement require-project specific information to be added before they can be used. The completed Appendices and completed but unexecuted Agreement may be used as tender or bid documents. If they are not, then the project-specific details must be extracted from the Appendices and Agreement and included in the Specification used for tender purposes.
The original completed and executed Agreement, Conditions and the original completed Appendices are Contract Documents and must thus be bundled with the remainder of the Contract Documents for each project.
A copy of the Conditions and a copy of the completed Appendices should also be kept with the User Notes, for reference purposes, throughout the duration of the project.
